How Selling Your House for Cash Works in Charlotte: A Step-by-Step Guide

Selling a house for cash is simpler than a traditional sale, but it still involves a contract, title work, and an attorney closing. Knowing what happens at each step makes it easier to spot a good buyer and avoid surprises. Here's how a cash sale typically works in the Charlotte area.

Step 1: The first conversation

You reach out by phone or online form with the property address and a little about your situation. A good buyer will ask about the home's condition, any repairs it needs, whether anyone lives there, and when you'd ideally like to close. This is also your chance to ask questions. There should be no cost and no obligation at this stage.

Step 2: The walkthrough

The buyer visits the property once to see its condition in person. You don't need to clean or make repairs first. If you live out of town, a family member, neighbor, or lockbox can usually provide access.

Step 3: The written offer

You receive an offer in writing. It should be based on recent sales of comparable homes nearby, the cost of the repairs the house needs, and the buyer's costs to hold and resell it. Ask the buyer to walk you through those numbers. You're free to take time to think it over or compare it with other options.

Step 4: Signing the contract

If you accept, you sign a purchase agreement. Read it carefully, and pay attention to the closing date, what happens if either side backs out, and anything that could change the price before closing. If something isn't clear, ask, or have an attorney review it.

Step 5: Title work

The closing attorney searches the property's title for mortgages, liens, judgments, unpaid taxes, and other issues that need to be cleared before the sale. This is often what determines how quickly a cash sale can close. If there are complications, like an estate that's still open, an old lien, or an heir who needs to sign, the attorney works through them.

Step 6: Closing

In North Carolina and South Carolina, a licensed real estate attorney handles the closing. They pay off any loans or liens from the sale proceeds and send you the rest. Sellers who can't attend in person can often sign by mail. You can leave behind any belongings you don't want; the buyer takes care of them after closing.

What it costs to sell for cash

With a direct sale to a cash buyer, there are no agent commissions, and a reputable buyer won't charge you fees. In North Carolina, sellers typically still pay the state excise tax on the deed (revenue stamps) of $1 per $500 of the sale price, plus any of their own payoffs. Your closing statement will show every number before you sign.
